  • We source opportunities through proprietary deal flow, broker relationships, and direct-to-seller outreach — then apply a disciplined underwriting process to evaluate every deal on its merits. Only a small fraction of deals reviewed meet our investment criteria.

  • Once a deal is selected, we develop a detailed business plan: renovation scope, leasing strategy, capital stack structure, and exit timeline. We manage execution directly, with clear milestones and transparent reporting to our investor partners throughout.

  • Investors receive structured returns through quarterly distributions during the hold period, with full return of capital and upside participation at the exit event — whether that is a refinance, sale, or recapitalization.
